Title Quotes

Title insurance premium calculator for title companies.

Title Quotes prices owner’s and lender’s title insurance premiums, including simultaneous issue, and turns them into a one-page PDF with your logo and the agent’s details. Florida has built-in rates; in other states you enter your own, and anything unconfirmed is labeled unverified.

What you get

  • Owner’s policy, lender’s policy and simultaneous issue in one calculation
  • Built-in Florida rates; your own confirmed rate schedule in every other state and DC
  • A rate source shown beside every premium, and “(unverified)” on any rate you have not confirmed
  • A branded one-page PDF with your logo, your color and the agent’s name, photo and contact details
  • Premiums only: no taxes, recording fees or closing-cost fields to explain

Need taxes, fees, a seller net sheet or a calculator on your website? See TitleMagic Quotes. For the Florida numbers behind the built-in rates, read Florida title insurance rates.

How it works

  1. 1

    Choose the state and county

Pick where the property is. Florida uses the built-in Florida rates. In any other state, the calculator uses the premium rates your company has entered and confirmed.

  2. 2

Enter the purchase price and loan amount

The purchase price sets the owner’s policy amount. Add a loan amount for the lender’s policy, and mark simultaneous issue when both policies are issued together.

  3. 3

    Read the premiums

The calculator shows the owner’s premium, the lender’s premium and the total, each with the rate source it came from. Any rate that is not verified is labeled unverified.

  4. 4

    Download the branded PDF

Make a one-page PDF with your logo and color and the agent’s name, photo and contact details, ready to send to a buyer, seller, lender or real estate agent.

Title insurance terms, defined

Title insurance premium
The one-time charge for a title insurance policy, normally paid at closing. Unlike most insurance, it is not billed monthly or yearly.
Owner’s policy
A title insurance policy that protects the buyer’s ownership interest in the property, for the amount of the purchase price.
Lender’s policy
A title insurance policy that protects the mortgage lender’s lien, for the amount of the loan. Lenders usually require it.
Simultaneous issue
Issuing the owner’s and lender’s policies together on the same transaction. Many states set a lower premium for the lender’s policy when it is issued this way; the rate schedule defines how much.
Promulgated rate
A title insurance rate set by the state rather than by each company. Florida is a promulgated-rate state. In other states, rates may be filed by underwriters or set another way, so they differ by state and underwriter.
Endorsement
An addition to a title policy that changes or extends its coverage, usually for an additional charge.

Frequently asked questions

What is a title insurance premium calculator?

It is a tool that estimates the cost of owner’s and lender’s title insurance policies from the purchase price, the loan amount and the state’s rate schedule. Title Quotes is built for title companies, so they can give clients a consistent, branded estimate.

Which states does Title Quotes cover?

Florida has built-in rates. In every other state and DC, you enter your own premium rate schedule from your underwriter’s rate manual, and Title Quotes treats it as verified only after you confirm sample price points against that manual. Until then, quotes and PDFs are marked unverified.

Does it include taxes, recording fees and other closing costs?

No. Title Quotes covers title insurance premiums only. Taxes, recording, proration and company fees belong to TitleMagic Quotes, the full closing cost calculators.

How much does Title Quotes cost?

Title Quotes is $149/month on its own, or $49/month as an add-on to any TitleMagic plan. See the pricing page for current plans and annual billing where available.

Is the quote a commitment to insure?

No. It is an estimate of premiums. Final premiums come from the underwriter’s rates and the policies issued at closing, and the PDF says so.

Does it connect to my title production software?

Direct integrations are not currently available. TitleMagic is designed to work alongside your existing title production software.
