How it works

From Magic Link to signed PDF in four steps.

TitleMagic works in four steps: a processor sends a secure Magic Link, the client fills out and e-signs the form with no login, the processor tracks progress, and then downloads a complete signed PDF for the file.

The four steps

  1. 1

    Send a Magic Link

The processor picks a form, such as a buyer or seller information form, and enters each signer’s name and email. TitleMagic emails every signer a personal, secure link. The processor can also copy the link or send it from their own email or by text.

  2. 2

The client fills it out and signs, with no login

The client opens the link on any phone, tablet or computer. There is no account, password or app. Answers are validated as they type, supporting documents can be uploaded, and the client e-signs (drawn or typed) after agreeing to the E-SIGN Act and UETA consent.

  3. 3

    Track progress and follow up

The dashboard shows who has been sent a link, who has opened it and who has signed. Resend a link, extend it for 7 more days, or add another signer to a form already sent.

  4. 4

Review and download the signed PDF

Review the submission in the dashboard, where sensitive values stay masked and every reveal is logged, then download the complete signed PDF with the e-sign consent and audit trail for your file.

Security built into every step

  • Each link belongs to one signer and one form, and expires after 7 days
  • Sensitive fields and uploaded documents are encrypted at rest (AES-256-GCM)
  • Emails contain only the link, never the client’s answers or sensitive numbers
  • Every signature records time, IP address and browser for the audit trail

Details for vendor due diligence are on the Security page.

Where it fits in your workflow

TitleMagic covers client intake and e-signatures. It works alongside the title production software you already use, or on its own: you keep your system of record and attach the signed PDF to the file. Read more on working with your title software, or see how title agencies, escrow companies and real estate attorneys use it.
