How to Estimate Your Net Proceeds From a Florida Home Sale
Your net proceeds are the sale price minus your mortgage payoff, the real estate commission, the documentary stamp tax on the deed, the owner’s title policy when you pay it, prorations and other closing fees. For example, a $400,000 sale with a $180,000 payoff and a 5% commission leaves about $195,125 before prorations and smaller fees.

What to subtract from the sale price
- Mortgage payoff and any other liens (your lender gives a payoff figure)
- Real estate commission, as agreed in your listing agreement
- Documentary stamp tax on the deed: $0.70 per $100 of the price
- Owner’s title insurance premium, if the contract or county custom makes the seller pay
- Title company settlement and other fees that the seller pays
- Association fees and estoppel letters, if you belong to an association
- Prorated property taxes and dues up to the closing date, which can also be a credit if you prepaid
- Repairs or credits you agreed to give the buyer
A worked example
Illustrative only: a $400,000 sale, a $180,000 mortgage payoff, a 5% total commission, with the seller paying the owner’s policy.
- Sale price: $400,000.00
- Mortgage payoff: −$180,000.00
- Commission (5%): −$20,000.00
- Deed documentary stamps (4,000 × $0.70): −$2,800.00
- Owner’s title premium at the standard rate: −$2,075.00
- Estimated proceeds before prorations and other fees: $195,125.00
What changes the answer
- The commission you negotiated
- Whether the seller or the buyer pays the owner’s title policy where you live
- Closing or settlement fees, which differ between title companies
- Prorations: the closing date changes how much tax and association dues you owe
- Miami-Dade County deed rates and surtax
Get a number you can rely on
Ask your title company for a seller net sheet using your payoff and contract terms. It is still an estimate until the settlement statement, but it should be close.
