- Intangible tax on a mortgage: 0.2% (2 mills) of the amount secured by Florida real property, paid once (§ 199.133)

- Deed, $400,000 price: 4,000 × $0.70 = $2,800.00
- Deed, $600,000 price: 6,000 × $0.70 = $4,200.00
- Mortgage note, $320,000 loan: 3,200 × $0.35 = $1,120.00

Who usually pays
By custom the seller pays the stamp tax on the deed and the buyer pays the stamp tax and intangible tax on the buyer’s mortgage, because they arise from the buyer’s loan. The sales contract can say otherwise.
A cash purchase has no mortgage, so there is no note stamp tax or intangible tax. A refinance has no deed, so only the mortgage taxes apply.
Miami-Dade County is different
Miami-Dade County uses a different rate on deeds ($0.60 per $100) and adds a county surtax of $0.45 per $100 that applies to most property other than single-family homes. Confirm with your closer how it applies to a condominium or townhome before relying on an estimate.
